Homesmart were contacted by the homeowner when they became concerned about bubbling and cracking paint on their home. They expected to be told it would need a complete re-cladding, but we recommended a moisture detection report before they leapt into major works. When that report came back with no elevated moisture levels we were able to point out some less extensive maintenance options available to them.

We identified that the paint used on the home didn’t meet the 40% LRV (Light Reflective Value) recommended for our environment. The excess heat being absorbed by the walls was causing the paint defects and creating cracks in the plaster as well as significant fading, especially on the north facing walls. We removed the defective paint and re-plastered the northern face of the home with the full StoArmat reinforced plaster system, repairing other isolated cracks with Sto synthetic plaster.

Our colour consultant worked with the owners, suggesting more modern colours that we applied as elastometric paint with an LRV of 65%. The home was finished off with new stainless exterior lighting and, recognising the value of looking after their investment, the owners joined our annual maintenance programme for peace of mind.
